StrataTrace offers as-built utility mapping services to document the actual locations of buried lines on your property or project site. After we complete a private utility locate, we can turn those markings into a clear, permanent record so you are not starting from scratch every time someone needs to dig. Our mapping services are designed for contractors, engineers, property managers, and homeowners who want an accurate picture of what is really in the ground.

As-built utility maps go beyond the original plans. Most projects change in the field, and many buried lines are installed without updated drawings. Over time, that information is lost or forgotten. Our job is to locate the existing utilities using professional locating equipment and then capture those findings in a format you can save, share, and refer to on future work. The result is a practical record of where private utilities actually run, not just where they were supposed to be.

When you request as-built mapping, we begin with a thorough site assessment and private utility locate. Using professional Vivax-Metrotech locating equipment and other tools, we trace private electric lines, gas, water, sewer, communication lines, and other buried services that 811 does not mark. Once the field markings are complete, we measure and record the positions of each line in relation to fixed site features such as buildings, driveways, corners, and other permanent structures. Where available, we can also incorporate high-accuracy GPS positions to improve the quality of the final map.

From there, we convert our field notes into a clean, readable utility map. Depending on your needs, this may be a scaled drawing based on an existing site plan, a simple line diagram for a residential property, or a more detailed map suitable for engineers and designers. We can provide the finished as-built in common formats such as PDF for printing, image files for quick reference, or digital files that can be shared with design professionals. The goal is always the same: to give you a clear, understandable picture of what is below the surface.

As-built utility mapping is especially valuable for contractors and developers who work on repeat sites, multi-phase projects, or properties that will see future additions. By documenting buried lines now, you reduce the risk of utility strikes later, simplify future design work, and save time on every new phase of construction. Property owners benefit as well, since a permanent record of utilities adds both safety and long-term value to the site.

Our as-built and mapping services are meant to support, not replace, professional land surveys. We are documenting the locations of utilities as they are detected and marked in the field using standard locating practices. The maps we produce are an excellent tool for planning, estimating, and safe excavation, but they are not a boundary survey and should not be used to establish property lines. We are always clear about the purpose and appropriate use of the maps we create.

Every site is different, so pricing for as-built mapping is based on the size and complexity of the project. In most cases, mapping starts with our standard travel and site assessment fee and an additional charge for the time required to measure, draft, and produce the final documents. We are happy to provide an estimate once we understand the scope of the locate and the level of detail you need in the finished map.

If you are planning a new project, managing an existing facility, or simply want a record of what is buried on your property, StrataTrace can help you move from temporary paint marks to a permanent, useful as-built map. Contact us to discuss your site, your goals, and the type of documentation that will best support your work.
